Uttar Pradesh

In Uttar Pradesh the instrument is a Rent Agreement (Lease Deed), the parties are called Lessor and Lessee, and the tenancy is read against the UP Urban Buildings (Regulation of Letting, Rent and Eviction) Act, 1972 and the UP Regulation of Urban Premises Tenancy Act, 2021.

Registration mandate

Under Section 17 of the Registration Act, 1908 a lease of immovable property from year to year, or for a term exceeding 11 months, must be compulsorily registered. Shorter terms may be registered voluntarily.

How the cost is worked out

For a lease of up to 1 year, stamp duty is 2% of (annual rent + the security deposit).

Minimum stamp duty: ₹100
