In Punjab the instrument is a Rent Agreement (Lease Deed), the parties are called Lessor and Lessee, and the tenancy is read against the East Punjab Urban Rent Restriction Act, 1949.
Under Section 17 of the Registration Act, 1908 a lease of immovable property from year to year, or for a term exceeding 11 months, must be compulsorily registered. Shorter terms may be registered voluntarily.
Compulsory from 12 months
For a lease of up to 1 year, stamp duty is broadly 2.25% (including social infrastructure cess) of the annual rent plus deposit.
