1. Introduction
These Terms & Conditions ("Terms") are a legally binding agreement between you ("User", "you" or "your") and the Owner of Platform ("Rent Maker", "Platform", "we", "us" or "our") governing your access to rentmaker.in and the rental-document drafting and related services made available through it ("Services"). By creating an account, using the Platform, submitting information, previewing a Draft or purchasing a paid Service, you agree to these Terms and the applicable Privacy Policy.
The Platform is presently operated under the interim contracting-party designation "Owner of Platform". These Terms shall be updated when the proposed private limited company is incorporated.
2. Definitions

3. Eligibility
You must be at least 18 years old and legally capable of entering a binding contract. Rent Maker is not intended for persons below 18.
4. Account and Security
- Provide accurate and current information.
- Protect your login credentials.
- Notify Rent Maker of unauthorised access.
- Do not impersonate another person or create an account using another person's identity without lawful authority.
5. Nature and Scope of Services
Rent Maker is an AI-assisted rental-document drafting platform. It helps Users prepare Drafts from information supplied by them and may provide general rental-law information, including indicative stamp duty and registration estimates.
Rent Maker does not provide tenancy registration, Sub-Registrar filing, Rent Authority filing, e-stamping, stamp-duty payment, e-signature, property-title verification, eviction services, negotiation, court/authority representation, or advocate referral/consultation services.
6. No Legal Advice; No Advocate-Client Relationship
Rent Maker is not a law firm and the Platform does not provide legal advice, legal representation or a legal opinion. Use of the Platform does not create an advocate-client, solicitor-client, fiduciary or other professional legal relationship.
Lawyer Review is limited to the generated Draft and information supplied by the User. Where the reviewing lawyer seeks a clarification from you through the Platform, that exchange remains part of the same limited document review. It is not an independent factual investigation, title investigation, legal consultation, negotiation, registration service or guarantee that the Draft is appropriate for every circumstance. A Draft may be described as "lawyer reviewed"; this does not mean "advocate reviewed" and does not create an advocate-client relationship.
7. AI and Its Limitations
- AI output may contain errors, omissions, outdated information or incorrect classifications.
- Output depends materially on information supplied by the User.
- Third-party AI models may be changed or replaced from time to time.
- Rent Maker may train or configure systems using Indian and local rental-law materials, but this does not guarantee complete, current or error-free output.
- AI output is a drafting aid, not a final legal determination.
- Users dealing with rent-control, special land, Government/authority, protected/customary/tribal, agricultural or other specialised regimes should obtain independent professional advice.
8. User Responsibility
- You are responsible for the accuracy and completeness of all information supplied.
- Verify names, addresses, property details, authority/title, dates, rent, deposit, advance, term, use, notice and all other facts before signing.
- Do not knowingly provide false, misleading or unlawful information.
- Rent Maker is not responsible for consequences caused by inaccurate or incomplete User information.
- You must have lawful authority to provide information concerning another person or property.
9. Ownership and Legal Effect of Drafts
A completed Draft supplied to the User is intended for the User's own use. Subject to Rent Maker's underlying software, templates, trademarks, legal research, databases and other intellectual property, the User may download the Draft in DOCX format and edit it.
Generation, preview, lawyer review or download does not itself create, renew, transfer or terminate a tenancy, lease, licence or other legal relationship. A Draft becomes an operative agreement only if and when the relevant parties validly execute it, print it on the requisite stamp paper or e-stamp certificate, and the transaction otherwise satisfies applicable law.
10. Free Preview and Paid Service
Users may enter information and preview a Draft free of charge. Payment is required for the lawyer-review and document-delivery workflow. After successful payment, the Draft is placed in the in-house review queue, may be examined by an in-house lawyer, and the reviewed document is delivered through the Account.
Rent Maker aims to deliver the reviewed Draft within 24 hours. This is a target, not a guaranteed deadline. Delays may arise from workload, complexity, holidays, technical issues, awaited clarifications from the User, provider outages or other circumstances.
The scope of the Paid Service is limited to generation and review of the Draft. It does not include negotiation, execution, registration, stamp-duty payment, filing or representation.
11. Pricing, Payment and Invoices
- Payments are processed through a third-party payment provider engaged by Rent Maker from time to time.
- Payment processing is subject to that provider's terms and privacy practices.
- Prices shown at checkout apply to the selected Service, subject to applicable taxes and lawful corrections.
- Invoices may be issued for paid Services.
12. Cancellation and Refunds
Because the Paid Service commences once the Draft enters the review queue, payments are generally non-refundable once that workflow has been initiated. Nothing in these Terms excludes or restricts any refund, remedy or consumer right that cannot lawfully be excluded. Where Rent Maker expressly approves a refund, it shall ordinarily be processed through the original payment method or another lawful method.
13. No Guarantee of Acceptance, Execution or Outcome
No guarantee is made that a Draft will be accepted by a landlord, tenant, society, association, Sub-Registrar, Rent Authority, court, tribunal, government authority or any other person.
- Rent Maker is not responsible if parties do not execute a Draft.
- Rent Maker is not responsible for objections, negotiations, requested changes, refusal to sign or disputes raised by the other party.
- Rent Maker is not responsible for the User's decision to execute, modify or not use a Draft.
14. Rent-Control and Special Property Warning
The generator is intended primarily for transactions outside rent-control and other specialised statutory regimes. The User must not rely on it for premises governed by rent-control laws, special land restrictions, Government/authority allotments, customary/tribal land, agricultural tenancy or other specialised regimes without independent verification. Availability of a Draft option does not represent that the transaction is legally eligible.
15. Prohibited Uses
- Fraud, deception or impersonation.
- Forged, fabricated or misleading documents.
- Unauthorised use of another person's identity or property information.
- Evading stamp duty, registration, tenancy or rent-control law.
- Using a licence solely to circumvent a law applicable to the substance of the transaction.
- Unlawful eviction, coercion or harassment.
- Malware or malicious code.
- Scraping, crawling, harvesting or bulk extraction without permission.
- Reverse engineering or attempting to extract source code, proprietary prompts, AI models or non-public legal rules.
- Bots or automated abuse.
- Unauthorised access or security interference.
- Any unlawful use.
16. User Content and Limited Licence
You retain ownership of information you submit. You grant Rent Maker a limited licence to host, process, reproduce, transmit and use that information as reasonably necessary to provide, secure, maintain, improve and administer the Services, comply with law, prevent fraud and resolve disputes.
The Platform does not permit Users to upload documents. Information is supplied through the drafting form and, where applicable, through the clarification thread on a submitted Draft. The reviewed Word document is uploaded only by the in-house legal team and delivered to your Account.
17. De-identified / Anonymised Data
To the extent permitted by law and subject to appropriate safeguards, Rent Maker may use aggregated, anonymised or de-identified information to analyse usage, improve services, develop templates, improve performance and train or improve AI systems. Rent Maker shall not intentionally use such information in a manner designed to identify an individual User from resulting training or analytical material.
Rent Maker shall not use a User's stored rental document as a training document merely because the User generated it; any AI-improvement use shall follow the Platform's privacy and data practices and applicable law.
18. Data Retention and Deletion
Completed documents stored in the User's Account are ordinarily retained for 45 days after delivery and then deleted for security and privacy reasons. The Account itself may remain active.
Information required for tax, accounting, security, fraud prevention, dispute resolution or legal compliance may be retained as required by law. Backups may persist temporarily according to technical retention cycles.
19. Third-Party Services and Cross-Border Processing
Rent Maker may use third-party AI, cloud, authentication, communications, analytics, security and payment providers. Providers may change. Depending on provider architecture, information may be processed or stored outside India, subject to applicable law and safeguards. Third-party services are governed by their own terms and policies.
20. Intellectual Property
Rent Maker's software, interface, source code, databases, branding, trademarks, design, proprietary prompts, workflows, legal-rule structures, research compilations and underlying systems are owned by or licensed to Rent Maker. These Terms do not transfer ownership of that Platform intellectual property to the User.
The User may use and edit the completed Draft supplied to the User for lawful purposes, subject to third-party rights and applicable law.
21. Know-the-Law and Legal Information
Legal information, State-specific rental-law explanations, FAQs, stamp duty and registration estimates, articles and summaries are general information, not legal advice or a legal opinion. Rental laws, stamp duties, registration fees, procedures and judicial interpretations can change, and Rent Maker does not promise that every page will reflect every change immediately. Confirm figures with the concerned Sub-Registrar Office before paying.
22. Platform Availability and Changes
Rent Maker may modify, suspend, discontinue or replace features, AI models, templates, pricing and workflows. Maintenance, updates and third-party outages may affect availability. No uninterrupted or error-free operation is guaranteed.
Terms may be updated from time to time. The updated version and date shall be posted on the Platform, with additional notice or consent where required by law.
23. Suspension and Termination
Rent Maker may suspend or terminate access where it reasonably believes a User has materially breached these Terms, engaged in unlawful, fraudulent or abusive conduct, endangered security, misused the Services, or where required by law. Users may stop using the Platform at any time. Provisions that by their nature should survive termination shall survive.
24. Disclaimers
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE PLATFORM AND SERVICES ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS. RENT MAKER DOES NOT WARRANT THAT THE SERVICES, AI OUTPUT, LEGAL INFORMATION OR DRAFTS WILL BE COMPLETE, CURRENT, ERROR-FREE, UNINTERRUPTED, SUITABLE FOR EVERY FACTUAL CIRCUMSTANCE OR ACCEPTED BY ANY PARTICULAR PERSON OR AUTHORITY.
Nothing in these Terms excludes liability or statutory rights that cannot lawfully be excluded, including non-excludable consumer rights.
25. Limitation of Liability
To the maximum extent permitted by law, Rent Maker and the Owner of Platform shall not be liable for indirect, incidental, special, exemplary, punitive or consequential loss, loss of profits, opportunity, business, anticipated savings, negotiation losses, or losses arising from a decision to execute or not execute a Draft.
To the maximum extent permitted by law, aggregate liability arising from a particular Service or transaction shall not exceed the amount actually paid by the User for that relevant Service during the preceding twelve (12) months. This limitation does not apply to liability that cannot legally be limited or excluded.
26. Indemnification
To the extent permitted by law, you agree to indemnify Rent Maker and the Owner of Platform against claims, losses, liabilities and reasonable costs arising from your unlawful use, breach of these Terms, infringement of third-party rights, fraudulent or misleading information supplied by you, or misuse of a Draft. This does not transfer liability that cannot lawfully be transferred.
27. Consumer Rights
Nothing in these Terms is intended to deprive a consumer of rights or remedies that cannot lawfully be waived or restricted. If a provision is unlawful, void or unenforceable, it shall be modified or severed to the minimum extent necessary and the remainder shall continue.
28. Dispute Resolution and Arbitration
The parties shall first attempt in good faith to resolve disputes through written communication with Rent Maker. If unresolved within 30 days after written notice, either party may invoke arbitration to the extent the dispute is legally capable of arbitration.
Arbitration shall be conducted under the Arbitration and Conciliation Act, 1996, as amended. The seat and venue shall be Hyderabad, Telangana, India, unless otherwise agreed in writing. There shall ordinarily be one arbitrator appointed in accordance with applicable law. The language shall ordinarily be English.
Nothing prevents a party from approaching a mandatory statutory forum, a court where the dispute is non-arbitrable, or seeking lawful interim or protective relief.
29. Governing Law and Jurisdiction
These Terms are governed by the laws of India. Subject to the arbitration clause and any mandatory statutory or consumer forum, courts at Hyderabad, Telangana shall have jurisdiction over matters arising from or relating to these Terms.
30. Communications
Rent Maker sends account alerts, clarification notices, document-delivery notices, security messages and other service communications by email and through in-app notices in your Account. Additional channels may be enabled in future, subject to applicable consent requirements.
Marketing communications are subject to applicable consent requirements. Acceptance of these Terms does not itself constitute separate marketing consent where separate consent is required. Marketing consent may be withdrawn through the mechanism provided in the relevant communication or account settings.
31. Notices
Notices to Rent Maker may be sent through the contact details published on rentmaker.in. Notices to Users may be sent to the email associated with the Account or posted in the Account. Users must keep contact information current.
32. Force Majeure
Rent Maker is not responsible for delay or failure caused by events beyond reasonable control, including natural disasters, war, civil unrest, government action, internet or telecommunications failures, cyber incidents, power failures, third-party outages, payment-provider or AI-provider failures, labour disruptions or comparable events.
33. Severability
If any provision is unlawful, invalid or unenforceable, it shall be modified or severed to the minimum extent necessary and the remainder shall continue.
34. No Waiver
Failure or delay in enforcing a provision is not a waiver of that provision or any other right.
35. Entire Agreement
These Terms, the Privacy Policy, checkout terms and expressly incorporated service-specific terms constitute the agreement concerning the Services and supersede prior representations concerning the same subject matter, except where a later written agreement expressly states otherwise.
36. Assignment
You may not assign your rights or obligations without prior written consent, except where law permits otherwise. Rent Maker may assign or transfer these Terms in connection with restructuring, sale, merger, financing, transfer of the Platform or transition to a future corporate entity, subject to applicable law.
37. Future Corporate Entity
The Platform is presently operated under the designation "Owner of Platform". The Owner may later incorporate or transfer Rent Maker to a private limited company or other lawful entity in Telangana or elsewhere in India. The contracting-party details and Terms may then be updated accordingly.

39. Acceptance
By selecting an acceptance checkbox, creating an Account, using the Platform, submitting information for a Draft or purchasing a Paid Service, you confirm that you have read and agreed to these Terms and the Privacy Policy.
Appendix — short user notice
Rent Maker is a drafting platform. It does not create a tenancy, lease or licence. A generated document is only a Draft until the relevant parties validly execute it. You are responsible for the accuracy of the information you provide and for deciding whether and how to use the Draft.
